Lucaya

Please find the following information on Lucaya communitiy-this is an excellent opportunity for those of you who told me they wouldn't mind holding a purchase for a year after finish. This new community has a great location in South Ft. Myers.

Taylor Woodrow has recently released a new community "Lucaya" on prestigious McGregor Blvd. in Ft. Myers. Our location is ideal as it is close to the magnificent beaches of Sanibel Island, and Ft. Myers beach, as well as being within minutes of the downtown area where you will find a variety of upscale shopping, theaters, fine dining restaurants, and many attractions.

Our requirements are a deposit of 10% with the contract,  an additional 10% deposit in 60 days may be waived if a customer agrees to make a full application with Taylor Woodrow Mortgage to become pre-qualified for a 90%loan. Our only other requirement is that the unit be held for one year after closing before is can be sold without a penalty. During that first year we do allow 4 leases per year with a minimum of 30 per lease.

The Matera Townhomes are 3 bedrooms, 2 1/2 bathrooms, have maple wood cabinets and Quartz counter tops in the kitchen, 16' tile on the diagonal in the wet areas, matching wall ( and floor) tile in the bathrooms, upgraded carpet, a garage, brick paver driveway and walkways and way too much more for me to type.

There are 3 floor plans with between 1894 and 1958 sq ft and are priced at $291,000 to $305,000.  There are no investor restrictions at this 
time.  After you close you can rent or sell at any time with no penalty.

Osprey Cove is a gated condominium village, located on US 41 and Estero Parkway, close to SW Florida International Airport, I-75 and major shopping malls. Amenities include a 5000 square feet clubhouse with fitness center, resort style pool and spa.
 
The Terraces:
A 4 story building featuring 4 floor plans, starting at $ 249,990. The Terraces have an elevator, a carport and an individual storage room for each condo home. Crown molding and 18X18 tile is included.
 
The Verandas:
A 2 story building featuring 2 floor plans, a detached garage and a screened front and back Lanai. The Verandas start at $ 344,990 minus $ 35,000 close-out incentive. You may apply 2% of the base price towards closing costs. Standard features include granite countertops, 18X18 tile, cultured marble vanities.

Isles of Porta Vista Condos

The Isles of Porta Vista Condos are located in Cape Coral in the Northeast section just off Del Prado Blvd.

There will be a total of 444 total units built with square footage from 1261 to 1469, at a price range of $240k to $260k. These include Tile Roofs, ceramic tile, and one car garages.

These are entirely investor friendly-you must take ownership prior to re-sale. Terms are 10% at contract. Sold units will be finished in June of this year. Units ordered now will be finished in one year.

The Venetian

The Venetian is located on Winkler estended off Colonial Blvd in Ft. Myers. Close to the Mall and Walmart, home depot, and Lowes. They are offering a preferred lender program where if you use them you will receive a $2500 credit towards closing costs but more importantly could have a deposit requirement of either 5%, 7% or 10% maximum. That is all that would be required until closing. The site work has already begun on the property. The prices are starting as follows:

Verandah

Verandah has been named Community of the Year for southwest Florida 2005.
